How to Evaluate Builder Incentives

Before relying on any builder incentive, reverify each of the following with the builder in writing. All of these change frequently, and a printed flyer or a model-home sign can be days or weeks out of date.

  • Price. Confirm the base price, lot premium, and any add-ons included in the quoted total. An incentive can be offset by a higher base price or required upgrades.

  • Incentive terms. Get the exact form of the incentive: closing-cost credit, rate buydown (temporary or permanent), design-center allowance, or move-in package. Understand what is included and what is excluded, and whether offers can be combined.

  • Inventory counts. The largest incentives are frequently tied to quick move-in and standing-inventory homes. Ask how many homes at that community qualify and what stage each is in, from foundation to complete.

  • Offer expiration dates. Incentives in North DFW routinely carry contract, closing, or funding deadlines. Ask for the exact expiration date in writing. An offer that ran through August may no longer exist in September.

  • Lender conditions. Many incentives require financing through the builder's affiliated lender, and the quoted rate may include discount points or other costs. Compare the builder's loan offer against an independent lender's Loan Estimate.

  • Buyer-agent registration. Many builders require a buyer to be registered with their agent before the first visit for the agent to be recognized and compensated. Registration rules vary by builder and community. Read the Q&A on builder incentives and preferred lenders.

As of September 10, 2026, the official promotions page again advertises Flex Cash up to $30,000 as part of "Your Home On Your Terms," so it now appears in the current watch above rather than in this archive. First Texas Homes, "Summer Celebration" closing-cost offer (expired)

This offer (up to $25,000 in closing-cost incentives) carried a July 1 through July 31, 2026 window. The window has passed, so the offer is not presented as current as of September 17, 2026. Any successor offer should be confirmed directly with First Texas Homes.

  • Inventory. Which homes are available, which are quick move-in or standing inventory, and which are to be built, with their current construction stage.

  • Incentives. Which incentives apply to which homes, under what lender or contract conditions, and when they expire.
