New Construction

Builder landscape, timelines, contracts, and what to evaluate when buying a new-construction home in North DFW.

New construction is a major segment of the North DFW housing market. Communities from Frisco and McKinney to Prosper, Celina, and Aubrey feature active building by national and regional production builders, as well as custom builders. Understanding the process, from contract terms to construction timelines, helps buyers evaluate new-construction options.

Builder Landscape

North DFW features a range of production builders operating in master-planned communities. Each builder offers different floor plans, construction methods, standard features, and upgrade options. Visiting model homes and comparing builders across communities is an important part of the evaluation process. Builder reputation, warranty terms, and post-close service should all be considered alongside price and design. Construction Timelines

Re-verified September 17, 2026: current DFW builder and real-estate sources put most production-home builds at roughly 4 to 10 months from contract to closing, with builder quotes commonly clustering at 6 to 9 months and roughly 6 to 8 months of active construction from foundation to closing, depending on the builder, home size, complexity, weather, permitting, and selections. Custom and semi-custom homes commonly take longer. Timelines shift with market conditions, so ask each builder for a specific estimated timeline in writing in your purchase agreement.

What to Review in a Builder Contract

Builder contracts differ from resale purchase contracts in important ways. Key elements to review include the total purchase price and escalation provisions, construction timeline and completion deadline, detailed specifications sheet, change-order procedures and costs, warranty terms, and dispute resolution provisions. Texas uses TREC-promulgated contract forms for residential transactions.

Builder Incentives and Financing

Many production builders offer promotional incentives such as rate buydowns, closing-cost credits, or design-center allowances. Some incentives are contingent on using the builder's affiliated lender. Always compare the builder's loan offer with independent lenders to ensure competitive terms. Federal law requires lenders to provide a Loan Estimate within three business days of application, which makes comparison shopping straightforward.
